RDL Architects has resided in the Moreland Neighborhood for over a decade, observing the neighborhood evolve into its present-day condition. While Moreland residents take great pride in their neighborhood, Knez Homes, in partnership with RDL Architects strives to create a paradigm shift in the neighborhood to improve the quality of living for its residents, while disrupting the urban fabric to a minimum.
The design revolves around the idea of introducing a greater urban density into the neighborhood without visually impacting the nature of the streetscape. This is done by implementing two dwelling spaces within each parcel with a shared parking garage on each parcel. The form derives from thinking of the two houses as front and rear units, in which one acts as the main, street front house while the second is recessed back within the parcel in a similar location to a detached garage. Doing this creates a denser site without the typical visual implications. It also speaks to 21st century single family living traditions.
Materiality of the homes consists of meshing brick, wood panel siding, and stucco to create a traditional street front façade while bringing a modern look and detail to the urban fabric. The rear house takes a modern form and approach in using various fiber cement siding as well as wood panels to create a warm, inviting façade. Skylights are placed within the roofline to bring natural light deep within the interior environment to create a more enticing space. The building envelope has been designed to bring a new level of sustainability and comfort into the neighborhood. The site is treated with permeable pavers and innovative landscaping to reduce water runoff on-site and create instances of water infiltration.
These houses can be purchased by a single or separate residents and used in a variety of ways, including two separate families living on one site or one multi-generational family coexisting together but retaining independence.
RDL Architects is partnering with Knez Homes to construct these houses. Knez Homes has significant experience in the single-family home and attached urban infill housing market and would be looking forward to the opportunity to participate in the revitalization of the Moreland Neighborhood.
