The project neighborhood is the residential portion of the Moreland district which consists of portions of Census Tract 1836.03 and encompasses 594 parcels on the following streets:
The Moreland district abuts commercial and municipal uses to the north along Chagrin Boulevard and to the east along Lee Road. There are a number of amenities and community facilities within walking distance, including shops, neighborhood retail and restaurants at Shaker Town Center; the Stephanie Tubbs Jones Community Building, which is the main gathering place for community activities; the Shaker Heights Main Library, and the Greater Cleveland Regional Transit Authority’s Blue Line rapid train stop at Lee Road and Van Aken Boulevard. The neighborhood includes four parks: Chelton Park, Menlo Tot Lot and Hildana Park, and the Around the World Playground as well as public soccer fields on Chagrin Boulevard.
Historically, the neighborhood has been a mix of modest single-family and two-family houses. Currently, there are a total of 507 residential structures: 368 single-family houses, 137 two-family houses and 2 three-family structures, which together comprise 85% of the 594 lots. The dominant architectural styles include Vernacular Doubles, Prairies and Bungalows. Front porches are common to the neighborhood. There is a homeownership rate of 49%. The area has 1,760 residents and a median income of $30,865. 95.45% of the population is African American. The median age is 36, slightly younger than the rest of Shaker Heights, and the average household size is 2.57.
